Ocean Air & Residential is a family-owned air conditioning company based in Boynton Beach with more than 200 five-star Google reviews. Alongside homes, we look after HOA clubhouses, offices and suites, a general contractor’s building on a maintenance contract, restaurants, a childcare center, warehouses, and landlords and property managers with anywhere from three to a dozen properties.
Our longest commercial relationship is an HOA clubhouse in Boynton Beach with multiple systems up to 10 tons: nearly 50 service calls since 2022, including two system replacements, major repairs, and routine maintenance. Commercial AC problems we handle
The first sentence of each is what it usually is; the rest is what we do about it.
Rooftop unit down. Often a compressor, fan motor, or capacitor. On a Boca Raton office we replaced the compressor on a rooftop package unit, with the full EPA procedure around it.
One of several systems not keeping up. Common in clubhouses and offices with multiple units. We check each system, find the one that is struggling, and fix that one, such as the two condenser coils and two expansion valves we replaced on a clubhouse’s 10-ton unit.
Outdoor fan not spinning on the roof. A failed condenser fan motor or capacitor. We replace the motor and capacitors and, where it makes sense, the blade, so the unit does not overheat and trip.
Unit hums but will not start. Frequently a relay, contactor, or capacitor on the control board, including on 3-phase equipment. We find the failed part and replace it, next day if it has to be ordered.
Restaurant refrigeration running warm. Dirty condenser coils and a low charge are common in kitchens. We clean the coil, pressure-test for leaks, recharge, and come back to confirm it is holding temperature.
Tenant calls from rental properties. We handle service across multiple addresses for landlords and property managers, one account, one number to call.
No maintenance on the books. Commercial systems run longer hours. A maintenance agreement puts them on a schedule so small problems are caught before a busy day.

10-ton system rebuilt: two condenser coils and two expansion valves — HOA clubhouse, Boynton Beach (Jun 2023)
One of the clubhouse’s systems, a 10-ton unit, needed both condenser coils, both expansion valves, and both filter driers replaced. After the work: nitrogen flush and pressure test, a deep vacuum below 500 microns, and a full charge of fresh R-410A. The system was back to working per manufacturer spec and cooling well.
Same clubhouse, second system checked and thermostat fixed at no charge — Boynton Beach (Jun 2023)
On the same visit we checked the clubhouse’s first system: running, cooling, reaching its 70° target with good pressures. The thermostat was running the indoor fan intermittently, so we replaced it at no charge and put the system on routine service.
Rooftop package unit compressor replaced — office, Boca Raton (Aug 2026)
A rooftop package unit serving an office suite needed a new compressor. Following EPA procedure: the old refrigerant was recovered and disposed of, then a nitrogen pressure test, deep vacuum, new filter drier, contactor, capacitor, wire harness, and metering device, an acid-away flush, and a full charge of fresh refrigerant.

A new system for a warehouse building in the Lake Worth area: an upright air handler with a new sheet-metal supply plenum inside, and a condenser set on a new pad outside.
Restaurant refrigeration unit brought back to 40° — Boynton Beach (Oct 2025)
The unit was running warm. The evaporator coil was clean; the condenser coil was dirty, so we cleaned it in place. Pressure dropped below 20 psi, so we recovered the charge and tested: the nitrogen pressure test showed no leak and the system passed vacuum. The refrigerant had most likely broken down from running with a blocked coil. We recharged it to 45 psi running, and on the follow-up visit it was holding 40°, the temperature the kitchen staff wanted.
Compressor relay replaced on a childcare center’s system — Coral Springs (Sep 2026)
One of the center’s units would not run. The technician traced it to a bad relay on the 3-phase control panel, the switch that sends power to the condenser fan and compressor, ordered the part, and installed it the next day.
Rooftop condenser fan motor replaced — commercial property, Lantana (Sep 2024)
The condenser fan motor on the roof had failed. We replaced the motor and fan capacitor, added a new compressor capacitor at no charge, and installed a new fan blade for reliability.
Compressor replaced — office, Delray Beach (Oct 2024)
The compressor had failed on an office system. We replaced it, pulled a vacuum, charged the system to the correct refrigerant level, and left it running and cooling.
