Common AC problems we repair
The first sentence of each is the answer; the rest is what we do about it.
AC running but not cooling. Usually a refrigerant, airflow, or thermostat-setting problem, not a dead system. We measure the temperature drop across the coil (the “delta T”), check refrigerant pressures, and look at the coil and filter before touching anything else.
Water around the air handler or a drain that keeps backing up. In South Florida the condensate drain line is the number-one repair call. We clear the line (a badly clogged line gets blown out with nitrogen, which is a separate service), clean the drain pan, check the float safety switch, and re-insulate any cabinet the water soaked.
AC shuts off and won’t come back on. Often a float switch doing its job, a tripped breaker, or a bad capacitor. On one Boynton Beach call the float switch had been installed uphill, so it could never trip; on another the humidistat setting was overriding the thermostat and cutting the system off.
Outdoor unit humming but the fan or compressor won’t start. A failed capacitor is the most common cause and one of the cheapest repairs there is. We test it with a meter and replace it on the spot.
Compressor failed. A compressor replacement is a real repair, not a patch. It includes the compressor, capacitor, contactor, wiring harness, filter drier, and metering device, followed by a nitrogen flush, acid flush, nitrogen pressure test, deep vacuum, and a full charge of new refrigerant.
Sweating ducts, a wet plenum, or a musty smell. Air leaks at the plenum or in old ductwork let warm humid air hit cold metal. We seal with mastic, re-insulate, and tell you if the ductwork itself is the problem.
Some rooms are warmer than others. Usually airflow and ductwork, sometimes a system sized for the house before an addition or new windows. We measure supply temperatures room by room and explain the options.

Every repair call starts with a diagnostic, and you get the findings in plain words before any work is approved.
- Thermostat and system settings check. Hold modes and humidistats cause more “no-cool” calls than people expect.
- Temperature drop across the coil and supply-air temperature at the vents.

No-cool diagnostic — Bent Tree Villas, Boynton Beach (Aug 2026)
New homeowners, system cycling on and off. The owner took the call himself. Supply air at the plenum measured 61°F with the room at 78°F, a normal temperature drop. The real cause: the humidistat setting was overriding the thermostat, which was also stuck in “hold.” He also found the float safety switch installed uphill, which made it useless, and reset it level so it can trip if the drain ever clogs. The 12-year-old system was running within spec; the homeowners now know it is a candidate for replacement and what a 3-ton upgrade would involve if they enclose the Florida room.

The better long-term answer was a new system and ductwork; the homeowner chose to keep the equipment for now, so we rebuilt and insulated a new return box stand, cleaned and sanitized the air handler and drain pan, reinstalled the unit, pressure-tested with nitrogen, installed a new filter drier, pulled a deep vacuum, topped off refrigerant, and mastic-sealed the connections. We also documented the 30-year-old ducts and the original under-slab drain line so the homeowner knows what to plan for next.

System was cooling, but the condenser coil was worn and the high-side service port damaged. We documented the condition and gave the homeowner an honest picture rather than a sales pitch.

Should I repair or replace my AC?
If the system is under about 10 years old and the repair is a capacitor, contactor, drain, or fan motor, repair it. If it is 12 years or older and needs a compressor or coil, we will show you the numbers both ways. We do not push replacement; several of our reviews are from customers whose 15-plus-year-old systems we kept running.
Why does my AC keep leaking water?
Almost always the condensate drain line, which grows algae fast in South Florida humidity. Clearing the line and a properly set float switch fix it. A drain line that clogs every few months may need re-routing or a larger line.
Why is my AC running but the house is still warm?
Check the thermostat hold and humidistat settings first; then filter, coil, refrigerant, and airflow. A system running within spec that still can’t keep up is usually undersized for the load, often after a room was enclosed or windows were changed.
Is a bad capacitor an expensive repair?
No. It is one of the least expensive AC repairs and is done in one visit. The symptom is an outdoor unit that hums but the fan or compressor won’t start.
My compressor failed. What does replacing it involve?
A compressor replacement is a full repair, not a patch. It includes the compressor plus the capacitor, contactor, wiring harness, filter drier, and metering device, followed by a nitrogen flush, acid flush, nitrogen pressure test, deep vacuum, and a full charge of new refrigerant. Skipping those steps is how a new compressor fails early. On a system under about 10 years old it is usually worth doing; on an older one we will show you the replacement numbers too.
The platform under my air handler is rotted. Can that be fixed without a new system?
Yes. We rebuild and insulate a new return box stand, clean and sanitize the air handler and drain pan, reinstall the unit, pressure-test with nitrogen, install a new filter drier, pull a deep vacuum, top off refrigerant, and mastic-seal the connections. We did exactly this for a 10-year-old air handler in Boca Raton. We will also tell you what caused the rot, usually an old drain line or sweating ducts, so it does not happen again.
Why is my plenum or ductwork sweating?
Warm, humid air is reaching cold metal, usually through an air leak at the plenum or in old duct connections. We seal the leaks with mastic and re-insulate. If the ducts themselves are 25 or 30 years old, sealing buys time and we will say so plainly rather than sell you a patch twice.
My AC shuts off on its own and then comes back. What is that?
Usually the float safety switch doing its job when the drain backs up, or a thermostat or humidistat setting overriding the schedule. On one Boynton Beach call the humidistat was cutting the system off while the thermostat sat in “hold.” We check the settings and the switch before touching parts, because the fix is often just a setting.
