What regular AC maintenance catches before it becomes a repair
South Florida runs an air conditioner harder than almost anywhere else. These are the things a tune-up finds early.
Weak capacitor. The number-one cause of a summer no-cool call. We test every capacitor with a meter against its rating and replace it when it drifts, before it strands the compressor.
Pitted or rusted contactor. Salt air eats contactors. A worn contactor sticks or chatters and can burn out the compressor. We inspect the contacts and the wiring at every visit.
Slow or clogged condensate drain. We check the float safety switch so a backup shuts the system off instead of flooding the closet. Algae builds fast in the drain line. We make sure the drain line is flowing properly.
Dirty evaporator coil or blower. A coated coil cannot move heat; a dirty blower wheel cannot move air. We inspect both and clean what needs cleaning. If the coil needs more than a simple cleaning, the technician may recommend a deep cleaning service.
Airflow and temperature drop out of range. We measure the temperature drop across the coil and the supply air at the vents. Numbers out of range point to a refrigerant, coil, or duct problem while it is still small.
Rust at the coil or drain pan. Rust on the coil supports or pan means water has been sitting where it should not. We find the cause before the pan lets go.

How often should I have my AC serviced in South Florida?
Twice a year. The system runs nearly year-round here, so a spring visit before the heat and a fall visit after it catches wear on both ends. Many of our long-time customers are on exactly that schedule.
What does an AC tune-up include?
Thermostat and filter check, evaporator coil and blower inspection, condensate drain check and float switch test, capacitor tested against its rating, contactor and wiring inspection, refrigerant pressures, and the temperature drop across the coil. You get the readings and a plain summary.
Will you try to sell me something during the tune-up?
No. If a part tests weak we show you the reading and explain the options. If everything is fine, we say so. Customers regularly mention that the technician did not try to sell them a thing.
How long does a maintenance visit take?
It depends on the system and how much cleaning it needs. The technician takes the time it takes; customers mention that he does not rush and cleans up before he leaves.
Does maintenance really prevent breakdowns?
It prevents the common ones. Capacitors, contactors, and clogged drains cause most summer “no-cool” calls, and all three are caught by a tune-up. It does not make a 15-year-old compressor new, but it tells you how much life is left.
What if my drain line is badly clogged?
A tune-up includes vacuuming out the normal buildup in the drain line with a wet vac. If the line is badly clogged and the vacuum cannot clear it, it has to be blown out with nitrogen. That is a separate service, not part of a maintenance or diagnostic visit, and the technician will tell you before doing it.
Can you maintain a system another company installed?
Yes. Brand and installer do not matter. We will also point out anything the install left out, such as a missing secondary drain pan or float switch.
